David: Hi, this is David Moya with videosellsrealestate.com, and today I’m with Stephanie Malcolm. She is a luxury property stylist and I wanted her to talk about the importance of staging a property & how staging sells luxury homes. She’s based out of La Jolla, CA and she’s actually one of my dear friends and I wanted her to talk about that importance.

Stephanie: Well, staging or a property’s presentation is so important to your marketing opportunity to reach a big, broad audience that you want to tell a lifestyle story and there’s more to it than just putting a couch into a room. You just don’t take something from a warehouse and put it into a property. You have to really embellish and tell a design story. So when we’re designing for our luxury agents and for their sellers, we are designing it to sell as a lifestyle so that buyer comes in and says we want to turn key.

David: Nice and today we’re at one of the properties that you staged and I’m just going to pan over here and see if we can take a look. I mean, this is beautiful. Obviously, this video doesn’t do it justice, but this home is immaculate. I want to buy this home, and I see a lot of homes. This is fantastic. Just give us maybe one or two things here that you did that you saw made a difference when we had a few people walk in today.

Stephanie: It’s not only about how the house. This house is new construction so it’s already got good bones but we wanted to tell a story that embellishes with texture and who’s our demographic? Are we selling to a family or to business professionals? We are in the heart of Bird Rock where we’re talking families. So we’ve got the baby room, we’ve got the kids room, we’ve got the mom and dad’s room, we’ve got the guest suite for if they have a nanny or if grandma and grandpa want to stay. We’re trying to tell a story that most people can relate to and say, “Yes, I’m emotionally drawn into it.”

David: I love that.

Stephanie: And we bring in a coffee station for pleasant hospitality. When you’re invited to someone’s home the first thing you’re asked, “Would you like a drink?”

David: Sure.

Stephanie: We promote that for our agents, if they can offer a drink, water, coffee. So you can stay and experience that house.

David: You know, I love what you said about telling a story. That’s what we do as well, obviously, when we’re helping with videography for a listing. A story is huge and soon I want to have you on camera talking about your story, because you have a remarkable story and Stephanie is a phenomenal person. So hopefully we get her on camera soon, besides this. Anyway, Thank you for being here with us today.
