In this episode of The REAL Podcast (a Facebook Live series), we spent some time with Markus Feldman of Pacific Real Estate Center talking about one of his recent multi-million dollar listings in Point Loma, CA. Markus is the owner and broker of Pacific Real Estate Center which serves clients throughout Orange County and San Diego County.
This episode helped shed some light on what we do during the “discovery stage” of our pre-production process. We specifically talked about his property; 744 Armada Terrace, Point Loma, California. Trying to film this Spanish-Style Point Loma Property has had its fair share of challenges due to unfavorable weather. During the whole month of June and part of July weather was not permitting us to film this Spanish-Style Point Loma Property. Scheduling the shoot in between traveling, events, etc. made the challenge even more difficult. We preserved however, and after the fifth attempt to film we succeeded.
During this Facebook Live I asked if Markus to review the features of the property in real time. He happily obliged and we started with the main overview of the house and it’s many features. This lot is unique in that there are three areas and levels to the home.

Creating a great film for a property includes both a structured regimen and unrestrained creative artwork. In order to get to the next stage of production, the prior one must be accomplished first. For instance, you can’t start with post production (editing) if you don’t have any assets to edit and you can go into production (filming) if there is no storyboard or structure to follow. Of course there are always exceptions to the rule, however having a balanced approach ensures the client gets what he/she needs and we aren’t left delivering something that is subpar. Having conversations like these during our Facebook Lives that really help us get a good handle on what the client wants and what story the home has to tell.
